We prepare materials

Bringing the walls into an acceptable form is possible in two ways - by whitewashing or painting them. Everything will depend on financial costs, which must be agreed upon by all tenants. Whitewashing is a much more budgetary option, but also less practical: few people want to renew the surface of whitewashed walls every year and periodically clean their clothes from white traces of whitewashing.

Therefore, the initiative group should work among the participants, insisting on painting. Moreover, saving in this case is also quite possible.

You need to start by choosing the right paint. Based on the conditions in which the wall covering will be used, it must meet the following consumer characteristics:

  1. It is distinguished by high plasticity, since in conditions of sharp temperature fluctuations (and they will still be, even if the entrance is heated), the finished coating will lag behind the wall the next year.
  2. To be convenient for application with a high-performance painting tool - a roller. Other options should not be considered, because otherwise it will be very inconvenient to work at the entrance.

Water-based paints most fully meet this set of requirements. They are easy to use, adhere well to any base, are affordable.

The disadvantage of such coloring compositions - a small selection of colors - is easily overcome. To do this, you need to purchase special tinting additives of the desired color. These additives are introduced into the paint immediately before its use, the intensity of the color will be determined by the amount of the additive. So you can paint the entrance even in a certain color scheme.

In addition to the walls, the floor often requires painting. Here you will need a paint that is more durable in a mechanical sense. It is most advantageous to use any composition intended for painting roofs: their operating conditions are no simpler than near the floor in the entrance.

What paint to choose for the floor? There are also options here that depend on the type of flooring in the entrance. Most often, the floors in the entrance are concrete, much less often - wooden. Acrylic paint works best on a concrete floor surface. Unlike other options (polyurethane paint, epoxy compositions), it is one-component, and therefore easy to prepare for work.

It's also a good idea to use latex-based rubber paint. Although it is more expensive, it is recommended mainly for roofs, but it also fits perfectly on other surfaces: wood, cement or concrete. Rubber paint on the walls and stairs of the entrance will be highly resistant to moisture, dries relatively quickly, adheres well to the original surface. The only limitation is that latex paints are not recommended for use at ambient temperatures below 15°C.

Wooden floors can be painted with any paint, except water-based. By the way, most paint compositions are also suitable for painting wooden windows.

Work sequence

Even with a satisfactory condition of the previous wall covering, it must be properly prepared for painting. If water-based paint is chosen, then before starting work you need:

  • thoroughly clean all surfaces from contamination;
  • eliminate paint stains;
  • putty the identified recesses.

Old paint will have to be removed with a spatula.

Worst of all, if the walls of the entrance were once plastered. Then you need to evaluate the quality of the plaster: if it lags behind or is already missing somewhere, then such problem areas should be removed with a hammer, and only then putty.

Separately, you should deal with the cobwebs on the ceilings and flights of stairs. A broom with a long handle is useful here, which you need to walk through all hard-to-reach areas - this is where the cobwebs are the most.

After that, it is desirable to disinfect the walls of the entrance. Otherwise, very soon dark spots from a fungus may appear on the painted surface, which is easily formed during sharp fluctuations in temperature and humidity. Such treatment can be done using either an aqueous solution of copper sulphate (the substance is poisonous!), Or a conventional cleaner for sinks and toilet bowls (Bref, Domestos, etc.). Rinse the floors in the entrance well enough, and then also treat them with disinfectants.

Gypsum putty is most suitable for filling walls and floors in the entrance. It is universal, inexpensive, suitable for any subsequent coating, able to easily cope even with fairly deep irregularities.

Puttying the walls is rational only when they are subsequently completely painted. If it is planned to paint only the panels, then the remaining areas will have to be plastered, and this already significantly complicates the repair work and increases their cost. Therefore, oddly enough, it is much more profitable to paint the entrance completely than to decorate the panels on the walls.

When assigning the order of work, it is worth recalling that the painted floor creates the greatest inconvenience to movement. Therefore, it should be painted in the evening and only after the painted walls are completely dry.

Work is usually carried out with a paint roller. This will provide the desired performance and allow the final coating to be more uniform. Lastly, already with the help of a brush, hard-to-reach areas of the floor and walls are painted. It is better to paint floors and walls in spring or autumn - this period of time is most comfortable for these works.

Do not forget to moisten the wall with water before the second layer, otherwise the plaster will not hold, but will fall off.

While the plaster dries, putty the walls. Take putty, putty the walls in one go and let dry. Then putty them again. As a rule, the walls are puttied twice, but if necessary, this can be done a third time.

When all the preparatory work is done at the entrance, proceed to whitewash the ceiling. After the whitewash dries, sand the puttied places on the walls, as well as the whitewash that got on the panels, otherwise the paint will not stick to these places. Now beat off the lines on the panels along which the painting border will pass. Do it this way: take a string, roll it in blue and attach it to the marked points on the panels. Pull the cord tight and release it sharply. There will be a trace of blue on the wall. The height of the panel should be 150, 180 cm - this is the optimal height so that residents do not get dirty with whitewash.

For painting entrances, oil paint is used to make it easier to keep the entrance clean. Take the paint and pour it into one container. A lot of paint will be required, because in addition to painting the panels, fragments of the flight of stairs will also have to be painted. It is desirable that everything be painted in one color, otherwise the entrance will look unsightly.

Take the paint and pour it into a bucket. Dip the flute in the paint and draw an even strip 5 cm wide along the intended line, do the same at the floor of the panel. Do this around the entire perimeter in the entrance, or let your partner do it. At this time, you take a roller, dip it in paint and roll it on a cuvette. Now put it against the wall near the floor and drive the roller up the panel, blending the paint along the wall, then across. Try to wet the roller in the paint more often, paint over the panel without gaps. After first painting the panels, let the surface dry, then paint the walls a second time. The last stage of repair in the entrance - painting windows and railing fragments. Take some white oil paint, stir it up and paint the window frames twice. Also paint over the railing fragments twice.

Before starting repairs it is necessary to distinguish between major and cosmetic repairs. The first one includes:

  • restoration of faulty elevators;
  • full or partial replacement of water, heat, gas, electricity and sewerage systems;
  • repair of basements and attics;
  • wall plastering, etc.

Even if these systems are territorially located in the entrance, work on their repair is paid from the Overhaul Fund, which is formed in each region of the Russian Federation from the contributions of homeowners (Article 166 of the Housing Code of the Russian Federation).

Entrance renovation in progress:

By law, both options do not require additional contributions from tenants. and, moreover, participation in the work.

In practice, the Criminal Code often offers tenants on their own:

  • cover the floor with newspapers when painting the walls and then remove the paper;
  • take out construction waste;
  • wash windows and floors after completion of work.

However, according to the Decree of the Gosstroy of the Russian Federation No. cleaning after repair, as well as maintaining cleanliness throughout the year, must be carried out by the Criminal Code.

There are cases when tenants, considering the cleaning provided by the Management Company to be insufficient, refuse it and clean the entrance themselves. This can be referred to by the Criminal Code, urging the owners to clean themselves after the repair.

But cleaning by tenants of common areas is not related to cleanliness after painting / whitewashing: the repair is considered completed after the demonstration of the repaired clean entrance and the signing of the Acceptance Certificate by the tenants.

Management Companies repair only common areas. Landings on the floors, common corridors and vestibules must be maintained in order by the residents.

Repair on your own initiative

In practice, management companies are often in no hurry to carry out repairs not only those entrances that have not been repaired for five years, but also those that are in disrepair.

Residents can get work done in two ways.: enter into litigation with the Criminal Code (usually it takes a lot of time) or independently organize the work: do everything at your own expense or hire a construction team.

The second option allows you to quickly put in order the space in need of repair and choose all the necessary materials yourself: from the quality of the plaster to the color of the paint.

Also, residents can determine for themselves what part of the work they will do on their own and save on the wages of hired workers.

No one can oblige the Criminal Code to pay for the painting of the stairs “for beauty”.

In practice, such a responsible attitude on the part of the Criminal Code is extremely rare.

The primer penetrates deeply into the surface, gives good adhesion of the wall paint in the entrance to the surface, and also significantly reduces the consumption of acrylic paint. After application, the primer must dry for at least 12 hours;
  • painting walls, ceiling in the entrance. Now, after carrying out all the complex, preparatory procedures, you can proceed directly to painting the entrance. You should start from the ceiling, and not from the walls, since the paint can get on the walls when applied to the ceiling, it can then be painted over from above. Next, skirting boards, railings, and last but not least, windows and doors are painted.

The Belinka entrance wall paint can be applied in one or two layers, depending on the chosen color and the desired result.
