General contractor: MonArch TT CJSC.
General designer: OOO ArchEngine.
Developer: SFK Atoll LLC.

It was built on the site of the famous in Moscow Yantarnaya or Zelenaya Gorka - a burial ground for radioactive and other waste, created in the late 1950s. Locals have always called it simply "hill" and considered it not even a park, but just a square.

The names "Yantarnaya Gorka" (after the nearby and now inactive cinema "Yantar") or "Green Gorka", which had never been used even in everyday life, began to be actively used only in the late 1990s with the filing of the media, when they began to unfold around the slide. serious passions.

Initially, wastes were brought here from the Sangigiena rubber products plant (later the Vulkan plant, and nowadays Alfaplastic OJSC), as well as parts of wristwatches with a glow-in-the-dark phosphor based on radium salts, therefore, the main component of the landfill's radiation pollution there was an extremely dangerous radionuclide Ra-226 (half-life of about 1600 years, while in some places there were foci of radioactive contamination with a dose rate of external gamma radiation on the surface of up to 3000 μR / hour (at a rate of 10-15 μR / hour)) - here there was a ravine, at the bottom of which the Yelnitsky stream flowed in an open channel, originating in Losiny Island and flowing into the Cherkizovsky pond.

The landfill was covered with soil in 1958–1959. in preparation for the construction of five- and nine-storey block residential buildings in microdistricts 5b and 8b of Bogorodsky, and the stream was removed into a collector - a hill turned out, grass grew on it, and trees and shrubs were planted around it, eventually forming a square.
Children from nearby houses enjoyed skiing and sledding on the hill in winter, as well as on ice slopes.

Over time, the slide (originally its height was about 12 m) subsided significantly and became not so impressive.

The report of the MosNPO "Radon" also reported that not only radioactive waste, but also chemically hazardous substances were found on the hill. In 2003, the capital's State Sanitary and Epidemiological Supervision Center admitted that, according to the degree of chemical pollution, the soil of the Green Hill at a depth of 6 m can be classified as "extremely dangerous", and in a layer from 6 to 10 m - as "dangerous". The official conclusion on the sanitary-chemical study of soils and grounds, given by the FDI "Giprokommunstroy", confirmed that the soil samples taken on the hill contained "a significant amount of mercury, arsenic, lead, zinc and other hazardous components." There was also found benzpyrene in a concentration of 200 μg / kg, which is 10 times higher than the maximum permissible concentration.

The residential complex was planned to be built on this site back in the 1990s, when the construction boom began in the country.

The sale of future apartments was actively carried out by the Social Initiative company (almost a thousand apartments in future residential buildings were sold back in 2002, and some even earlier), which soon ceased to exist, leaving the defrauded real estate investors literally with nothing.

A new stage of construction with a new investor fell on the early 2000s.
Preparation of the territory began in 2007 (complete removal by the State Unitary Enterprise MosMPO "Radon" and removal of radioactively contaminated soil, decontamination of the territory), construction - in 2008.
Construction work was completed in the III quarter of 2012.
The buildings were put into operation in the IV quarter of 2012.

All residential and auxiliary buildings of the complex have been assigned a single address:
blvd. Marshal Rokossovsky, 6, building 1.
Residential buildings are numbered consecutively.
Number of apartments: 1847.
Height of buildings: 98.1 m.

Former temporary building address - Blvd. Marshal Rokossovsky, 5-8.

Opinion of Novostroim about the project

Building residential complex "Green Gorki" is carried out near the town of Ramenskoye near Moscow in the Telman village in the very center of the Chulkovsky settlement. In the past, there were several dozen houses in this area with a height of 2 to 3 floors. In the near future, 17-storey new buildings and three large-scale tower houses with a height of 25 storeys will appear here. In total, about 200 thousand squares of new living space will be presented in the project. In addition to apartments, the project provides for the availability of office space and buildings for infrastructure facilities.

It is planned to build a kindergarten capable of accommodating 140 kids, ground and underground parking, sports and children's playgrounds on the adjacent territory of the Zelenye Gorki new building. According to the development project, the new buildings will be able to accommodate about 6 thousand new residents. Since this project is, by analogy, the first, which in recent years is located in this settlement, most local residents will receive a qualitatively improved and completely new housing. Old residents will move to new apartments, and new guests will receive high-quality and inexpensive apartments. This will be a new full-fledged microdistrict, in which the current standard of living will be qualitatively higher.

Construction stages. Implementation of the Zelyonye Gorki complex development project involves three stages. Stage I provides for the construction of three 17-storey residential buildings and the implementation of 670 apartments. On the lower floors of the new building there will be premises for offices and commercial enterprises of trade and services. On the territory of the local area, there will be a ground parking that can accommodate about 2 thousand cars. The first stage of construction is planned to be completed in 2015.

The second stage of construction is planned for the construction of eight buildings with a height of 16 floors, which will house 1.85 thousand apartments. In addition, the second stage provides for the arrangement of two underground parking, which can accommodate 150 cars. Safe children's playgrounds and sports grounds will be organized in the courtyards, a private kindergarten, as well as small outbuildings of the retail and office infrastructure will start operating.

Stage III of the construction provides for the construction of three residential towers with a height of 25 floors, which will be located opposite the building of the local administration. Currently, a parking lot is located on the territory intended for the construction of the towers, which will later be moved to a land plot near Borovsky Kurgan. The new building will be located on the slope, so guests of the upper floors of the towers will have a magnificent view of the local beauty. Residential complex "Zelenye Gorki" in terms of the scale and scope of development resembles the residential complex "Moscow A101" in New Moscow. Also, at the third stage, it is planned to build up the territory on which there are currently 2-3-storey old-style houses, which are intended for demolition. On the vacated territory, four multi-storey 17-storey buildings will be erected, in which 550 new apartments will be sold.

By 2025, it is planned to build 15 buildings for 3,240 apartments, as well as four multi-storey parking lots for 2 thousand cars.

The developer of the new building "Zelenye Gorki" is company "Mosoblzhilstroy"... The main feature of the 1st stage of construction will be a non-standard and interesting design of the facades of the buildings. The residential complex will be built using monolithic brick technology. The implementation will include 1-4-room apartments ranging from 43 to 104 square meters.

Cottage village "Zelenye Gorki" is being implemented in the prestigious Kurortny district of St. Petersburg, which traditionally attracts the attention of developers of elite projects. The coast of the Gulf of Finland, coniferous forest, restaurants and spa complexes, equestrian clubs and yacht marinas distinguish this direction from other suburban areas of the Leningrad region.

Cottage village "Green hills" is a chamber village with 17 properties, located on an area of 3.6 hectares. The small scale of the development implies the creation of a special secluded environment within the complex, where all neighbors belong to the same circle and know each other. The territory is located near the Gulf of Finland, which allows you to have picnics, take morning jogging or evening walks along the beach, without going far from your country house.

IN "Zelenye Gorki" land plots, the size of which starts from 15 acres, are offered without compulsory construction contracts. At the same time, if desired, the buyer can contact one of the developer's partners: Honka, Architectural Studio Mera-Proekt, Rovaniemi and GrandLes. The cost of one hundred square meters ranges from 700 to 900 thousand rubles.
