The loading valves (what we used to call simply the chute cover) are carefully removed once a week. Once a month, they are obliged to wash the trunk of the garbage chute and its lower part, which goes into a special room, and in addition, to disinfect all parts of the structure. There is no schedule for clearing blockages - this is done as needed.

In general, the list of main works is as follows:

- removal of garbage from waste collection chambers;

- washing and disinfection of various waste collection containers.

Garbage should be collected in special containers with a capacity of 400 and 800 liters, in portable waste bins with a capacity of 80-100 liters or in special bins.

A routine inspection of the garbage chute should be carried out a couple of times a month.

Non-standard solutions for replacing refuse chute systems in buildings built according to the rules and regulations of the 50-80s and having specific architectural features

The experience of replacing garbage chutes under the Overhaul program at more than 400 objects has shown that in all apartment buildings built in the 50-80s, it is often IMPOSSIBLE to replace a garbage chute on the basis of standard modern projects, due to the fact that these buildings were erected according to SNiPs 50- 80s and their architecture differs from modern houses, for which, basically, existing SNiPs and JVs for a garbage chute are prescribed. In this connection, for almost every object under the "Overhaul" program, it is necessary to develop special technical solutions, some of them are given below:

Non-standard solution No. 1 - Cradle

Previously, buildings were erected simultaneously with the garbage chute floor by floor - the lower end of the trunk was embedded deep into the wall and was a walled up metal box with a door. Often, such boxes are located at a height of 20-50 cm from the floor, as well as at a depth of up to 1.2 m in the wall. In this regard, the installation of a modern gate with a fire cut-off system at a height of 1.20 - 1.40 m from the floor according to TSN 21-302-2000 is simply impossible. In such cases, service organizations draw up an application for the new camera to be of the same type as the previous one. After all, it is simply impossible to break the floor or operate a new gate at a height of 50 cm from the floor and below. According to such requests, Mikmont has developed a metal box with a door ("Cradle"), to which a new gate is welded for the construction of a modern refuse chute shaft.

Non-standard solution No. 2 - Ceiling gate

On the basis of TSN 21-302-2000, it is customary to install a gate with a support guide pipe at a height of at least 1350 mm from the floor, while the height of the garbage chamber must be at least 2.2 m, and the angle of inclination of the pipe must not exceed 20 degrees. However, in most of the houses participating in the “Overhaul” program, garbage chambers are 1800 mm high and below. Under such conditions, the gate will be located at a height of 1000 mm and below, which does not comply with TSN 21-302-2000 and other norms and rules. Also, this design will be inconvenient during operation. For such cases, Mikmont has developed a special ceiling gate.

Non-standard solution No. 3 - Garbage chute valve with "removal" (increased depth)

This solution is used in houses where the chute shaft is located in the elevator shaft and / or passes at a distance of more than 15 cm from the overlap site. To ensure safe and convenient operation of the MSW discharge, Mikmont recommends installing “pull-out” chute valves. This solution allows to reduce the distance from the ceiling to the waste disposal system, as well as to minimize further costs for contractors to perform additional shaft plating to eliminate the unsafe distance between the ceiling and the standard valve.

Non-standard solution # 4 - Garbage chute trunk with a diameter less than standard

In some houses participating in the “Overhaul” program, installed in niches and shafts adjacent to elevators and apartments, asbestos chute shafts with a diameter of 300 - 320 mm or another diameter are smaller than it is customary to make according to modern standards. Sometimes it is not possible to expand niches in the walls and enlarge the holes in the ceilings; in such cases, Mikmont manufactures sections of the garbage chute according to individual sketches.

Some homes in the Overhaul program have asbestos chute shafts with a diameter of 600 mm or other larger than standard. In such cases, Mikmont manufactures sections of the garbage chute, valves and nozzles according to individual sketches.

Non-standard solution # 6 - Garbage chute shaft located in the elevator shaft

Not all consumers (residents) like spiral winding chutes, and due to the fact that the installation of a section of the chute located in the elevator shaft is allocated a niche of no more than 50 cm to the side of the elevator shaft, and the valve on longitudinal shafts is mounted by means of a clamp connection, further maintenance and planned repair of garbage chute valves become difficult. The Mikmont company has developed a technology in which the longitudinal sections of the chute are connected using a shell, and the connection of the chute valve to the barrel at the production stage is performed using self-tapping screws, which solves all the above problems.

Loading valve - a mechanism that ensures the discharge of garbage into the trunk of the garbage chute on each floor of a high-rise building and isolates the premises of the staircase-elevator node from the inner cavity of the garbage chute. About ten years ago, these valves caused serious complaints and displeasure among consumers, since they were bulky, inconvenient to use and often could not last even a relatively short warranty period. Hundreds of enterprises throughout the Russian Federation were manufacturers of chutes and components for them (waste chute valve, gate, etc.). As a result, the designs of the produced garbage chutes and their component parts are currently significantly different from each other, which makes garbage chute repair highly problematic and costly. In addition, many modifications of garbage chute loading valves are currently not produced at all, and in some residential buildings, in order to additionally eliminate odors from technical and domestic waste, loading valves and garbage chute pipes were bricked up. This excluded the possibility of free access to the valve body for dismantling in case of replacement.

To solve these problems, our company has introduced into serial production boot valve repair kits allowing to repair valves without dismantling the valve body and in the case when there is no access to the refuse chute pipe. For this purpose, the company produces a number of modifications repair kits (KM-380 / 300R, KM-600 / 400R, KM-250 / 200R) .
The design of the repair kit provides for the removal of the bucket without dismantling the entire body, which is very convenient when cleaning the chute pipe or replacing the bucket or seal.
The design of the repair kit allows for loading valve bucket repair regardless of their design and the year the garbage chute was put into operation.
Installation (mounting) of the repair kit on the faulty valve body does not require special tools and can be carried out by the staff of the operating organization.

The new loading valves are made of 2 mm metal. This makes them resistant to corrosion. Welding joints are practically absent in the construction of the waste chute valve, which increases its service life. Instead, it uses a precision bending method for metal sheets. The garbage chute refers to the common property of an apartment building. Accordingly, it is subject to clause 10 of the Rules for maintaining common property in an apartment building (approved by Decree of the Government of the Russian Federation No. 491 dated August 13, 2006), which states that common property must be maintained in accordance with the requirements of the legislation of the Russian Federation.

SanPiN 42-128-4690-88 "Sanitary Rules for the Maintenance of Territories of Populated Areas" determines that responsibility for the maintenance of the chamber, garbage chute, garbage bins and the area adjacent to the place of unloading waste from the chamber is borne by the organization in charge of the house (i.e. . managing organization).

According to clause 5.9.10 of the Rules and Norms for the Technical Operation of the Housing Stock (approved by the Decree of the State Construction Committee of the Russian Federation of September 27, 2003, No. 170), the personnel servicing the garbage chutes must provide:
- cleaning, washing and disinfection of loading valves;
- cleaning, washing and disinfection of the inner surface of the chute shafts;
- timely replacement of filled containers under the trunks of garbage chutes with empty ones;
- removal of containers with waste from the place of reloading to a garbage truck;
- cleaning and washing of waste collection chambers and the lower end of the waste chute shaft with a gate;
- preventive inspection of all elements of the garbage chute;
- elimination of blockages.

When carrying out work on the sanitary maintenance of garbage chutes, it is prohibited to use dry bleach, chlorine-active substances, as well as their solutions. To disinfect the channels of garbage chutes, solutions are used: lysol (5 - 8%), creolin (5 - 8%), naphthalyzol (10 - 15%), phenol (3 - 5%), sodium metasilicate (1 - 3%). Contact time is not less than half an hour.

In accordance with the Rules and Norms for the technical operation of the housing stock, approved by the decree of the Gosstroy of the Russian Federation No. 170, the term for elimination of blockages and malfunctions of garbage chutes is 1 day.

In accordance with paragraph 1 of Article 161 of the Housing Code of the Russian Federation, the management of an apartment building should ensure favorable and safe living conditions for citizens, proper maintenance of common property in an apartment building, solving issues of using the specified property, as well as providing public services to citizens living in such a house.

Thus, the managing organization is obliged to maintain the common property in proper condition, and has at its disposal all the funds and resources necessary for this.

The garbage chute, the garbage collection chamber must be in good working order. Covers of loading valves of garbage chutes on staircases must have a tight drive equipped with rubber gaskets for sealing and noise damping. In residential buildings with chutes, conditions must be provided for weekly cleaning, disinfection and disinsection of the chute trunk, for which the trunks are equipped with appropriate devices. The entrance to the waste collection chamber must be isolated from the entrance to the building and other rooms. The floor of the cell should be level with the asphalt driveway. It is strictly forbidden to discharge household waste from the chute directly onto the floor of the garbage collection chamber (in the garbage collection chamber there must be a supply of containers or containers in containers for at least one day).
