How to calculate lumber for a frame house. Calculation of material for a frame house - we build ourselves, save the budget

Do not think that frame houses are a typical project, and all buildings built using this method are the same. In fact, the history of building houses on a frame has a long history - at least 5 centuries, or even more. Naturally, over such a period, the craftsmen have learned to build not only small squat houses, but also full-fledged high-rise buildings on a frame. The cost of each of them is determined individually. And it is calculated in the process of building the project.

Frame house project

As in any other case, work on a frame house begins with the development of a project - the success of the entire event will depend on the accuracy of its execution. In addition, at the time of working out the project, it is also necessary to draw up an estimate of future work, which in the future, if it changes slightly, then not very much.

Drawing up a design project for a future house begins with the definition of living quarters. Be sure to take into account the number of family members, make a bookmark for replenishing the family and do not forget about all the necessary utility rooms.

Experts recommend setting aside a room of 40-50 square meters for each individual living member of the family. Such a space, as psychologists assure, is as comfortable as possible.

As for the utility rooms, it is also advisable to carefully calculate their area. A scrupulous approach will help you fully and accurately determine the area of your entire house during the design project. Once you get the numbers, you can figure out how many floors your building should have for a comfortable stay.

True, it should be borne in mind that other factors also affect the number of storeys, such as the size of the territory on which the building will be erected (the smaller it is, the less chances of getting a high-rise structure), the layout and landscape of the land (not all plots are externally acceptable for a large house) ... And, of course, the age of all those who will live in it has a special influence on the number of storeys in a building. So, for example, if there are elderly people in the family, it is better to make the house smaller in height, but stretch it in length. With children, the issue is quite controversial, since they grow quickly and stairs for them will no longer be such a terrible obstacle and danger.

It is advisable to take into account the general architecture of the street. So, for example, if for the most part there are low buildings on it, you should not stand out much against the general background.

The advantage of designing a frame house is that it is assembled from panels on a wooden or metal base (the frame itself). This contributes to better planning as the panels can be easily installed anywhere.

When the design project is drawn up, carefully study it again and make all the necessary adjustments. Remember that after the start of construction, it will be problematic or impossible to change something at all.

Next, take up the design of the estimate. Here you need to very clearly calculate how much materials you need and how much they will cost. You can take prices on average as a basis (if you can save money, this will be a nice bonus). In addition, be sure to set aside another 25 percent of the total for unforeseen expenses. If possible, lay down 50%. The calculation of the cost should be as complete and detailed as possible so that later you do not have to find additional funds.

The cost of materials for frame construction

A fairly large number of materials are used for construction. This is a building beam, and insulation, and a roof. In addition, finishing materials - lining, siding, etc., also affect the cost. And it is also necessary to include in the cost of materials the price of those that will go to the foundation. True, there is a plus. Frame houses are quite lightweight, so they are usually installed on a columnar or strip foundation. And this significantly reduces the cost of construction.

So, if you decide on the construction of a building, cottage or home building on a frame basis, you will need the following materials.

For the foundation:
- gravel, costing about 2000 per cubic meter;
- boards for formwork - 7000 per cubic meter;
- various fittings - about 1000 per cubic meter;
- road grid - 2000 per cubic meter;
- concrete - about 5000 per meter;
- blocks - 4500;
- cement - 300 rubles per bag;
- insulation - 4000 r. per meter;
- geofabric - 50 rubles per square;
- a film for waterproofing - 30 rubles. per square;
- concrete (slab) - 4800 per cubic meter;
- concrete of the blind area - 4800 per cubic meter;
- consumables (nails, screws, bolts, etc.) - about 10,000 rubles for everything.

In total, the cost of one cubic meter of the foundation costs about 36,000 rubles.

Next, you need to calculate the cost of the main construction cube. You will need other materials for it. It:
- antiseptic - 200 rub. per liter;
- pipes for poles - 400 rubles per running meter;
- hydro / vapor barrier - 20 rubles. per square meter;
- drainage system - 2000 r. per running meter;
- dry construction board - 12,000 per cubic meter;
- insulation - 2000 r. per cubic meter;
- plywood - 18,000 per cubic meter;
- windows (depending on the company and equipment);
- entrance door (also assessed by the manufacturing company and the materials used);
- softboard - 230 p. per square;
- consumables - about 50,000 rubles.

The total cost per square meter of the house, excluding windows and doors, will cost an average of 38,000 rubles.

To calculate the final cost of materials, you need to multiply the cost of 1 cubic meter or square meter by the total area. This is how you get the full cost of materials for a frame house. If you want to make construction cheaper, try to search the markets where these or those cheaper materials are sold. This way you can save a lot.

The cost of construction work depends on the prices of the brigade. But on average, you should focus on 1,500,000 rubles.

How to calculate the required amount of materials

In each individual case, the cost of materials is calculated specifically. For example, you can take a house in which the walls along the length of the house are 10 meters, the height of the walls is 2.8 m, the walls along the width of the house are 8 m.

For starters, a frame. Start the calculation for its vertical bearing racks by calculating the total length of the walls of the building (in this example, it will be 10 + 10 + 8 + 8 = 36 sq.m.). The uprights are usually installed 50 cm apart. But it should be borne in mind that where there will be windows, the distance between the posts should be at least 1.2 m. From here you can calculate the amount of timber that is needed to erect the frame. For approximately the specified example, you will need about 4 cubic meters. For the base of the frame and the final connection, add 3 more cubes of the same timber.

The edged board, which is used for wall cladding, is approximately equal in number to the timber. True, it all depends on how many walls you will sheathe. As a rule, the double-walled cladding method is used. So, for the house indicated in the example, you will need about 5 cubic meters of board.

As for the insulation, in each case it is calculated in its own way, depending on its thickness, overall dimensions and other parameters.

In this article, we will analyze the issue regarding the construction of walls of frame houses, or rather, its first stage - the calculation and preparation of the necessary building material.

Necessary materials

In order to start building the walls of a frame house, you will need the following materials:

  • Beam - vertical racks of the frame will be made from it, as well as horizontal connecting jumpers.
  • Edged board - double-sided wall cladding will be made from it.
  • Insulation.
  • Polyurethane foam.
  • Roofing material - it will serve to waterproof the areas of contact between the embedded timber and the foundation surface.
  • Fastening material (staples, nails, etc.).

Payment

To calculate the required amount of building material required for erecting the walls of a frame building, it is necessary to take the dimensions of the future building as a basis. All required dimensions are indicated in your building documents.

As an example for calculations, we will take the following parameters of the house as a basis:

  • walls along the length of the house - 10m,
  • wall height - 2.8m,
  • walls across the width of the house - 8m.

First, we will perform the calculation for the vertical bearing racks of the frame house. For this purpose, we need to calculate the total length of the walls of the building (10m + 10m + 8m + 8m), i.e. in our case, this value is 36m. Vertical wall racks are placed in 50 cm increments. However, the distance between the pillars in the areas where windows are placed must be at least 1.2 m.

Based on the above parameters, we determine the required amount of timber for vertical uprights. We need approximately four cubic meters of timber, the cross-section of which is 100mm x 150mm.

In addition, for the base of the frame, the longitudinal connection, as well as the final connection, we need about three more cubic meters of timber of the same section. The result is seven cubic meters of timber.

For cladding the walls of the building, we need an edged board with the following parameters:

  • width - 150mm,
  • thickness - 25mm,
  • length - 3m.

For double-walled planking, the number of boards is 4.65 cubic meters (in this approximate calculation, we do not take into account doors and windows, since each owner has his own preferences regarding the number of window and door structures).

Insulation

The calculation of the insulation intended for the arrangement of the walls of the house is carried out in different ways. Everything here is determined by what kind of insulation you will use. In addition, the obtained calculation result is influenced by the thickness of the insulation, its overall dimensions. Knowing the parameters of the insulation of the frame house, these calculations can be easily performed independently.

Well, the next step will be the direct construction of the walls of your frame house. This is described in detail in our other article.

Frame houses are the most economical in modern low-rise construction. Therefore, they are very popular lately. Calculating the cost of a frame house allows you to make a preliminary estimate. This is easy to do, especially since you can use a special online frame house calculator, which will quickly make all the calculations. However, you first need to determine what exactly needs to be included in the calculations.

Frame and frame-panel house

The bulk of the costs for the construction of a frame house will fall on the purchase of lumber. First of all, it is necessary to decide whether the house will be built using frame or frame-panel technology. In the first version, it will be erected from a frame, insulation, cladding, etc. directly at the construction site. In the second case, the building is assembled from a house kit, which is harvested in a production environment.

It is easier to calculate the cost of a house kit, since you just need to add the costs of the foundation to the set price. But panel houses are built strictly according to standard schemes and do not provide an opportunity to apply their own architectural solutions. In addition, they are not intended for year-round use. Therefore, private developers usually prefer classic frame (Canadian) houses, which today are being built according to an improved method.

Materials (edit)

For the construction of a frame house, the following materials are required:

    OSB panels;

  • foundation materials;

    roof covering;

    heaters;

Only after the final decision on the choice of all the basic materials has been made can the frame house be calculated, the online calculator will help to cope with this quickly, but will show an approximate value. The foundation is calculated last.

Materials for the box of the house, its foundation and roof are selected on the basis of selected architectural solutions, which are determined taking into account a number of factors. For example, a set of materials for a roof depends on what kind of roof structure will be used. In turn, the roof structure is developed taking into account the climatic characteristics of the region in which the house will be built. The force of pressure of the air masses and the prevailing wind rose are mainly taken into account.

Online calculator

A calculator will help to calculate the material for a frame house, but only the construction company that will build the cottage can calculate the exact lists of materials, their quantity, and the price of the entire construction. However, many private developers prefer to make a preliminary estimate first. This allows you to understand how expensive the house will be. To make a preliminary calculation of the material for a frame house, a calculator is a must.

As a result of calculations using a calculator, it may turn out that the house that you decided to build will turn out to be too expensive. In this case, you can postpone construction for a while or try to change the requirements for the planned building. For example, a prospective homeowner might first build an inexpensive one-story cottage that is designed to build an attic over time and thus expand the area of the dwelling.

Material counting software is intended for professional use by builders. They are needed for budgeting. However, there are calculator options that anyone can use, regardless of their construction skills. A good frame house calculator takes into account all the basic and auxiliary materials. Therefore, the data obtained with its help is much more accurate than independent calculations.

It is important to understand that the online frame house construction calculator helps to determine the amount of materials, but does not take into account the wages of the builders. To understand how much the house will cost, together with the delivery of materials, the services of workers, the preparatory process, the rental of construction equipment and other nuances, the amount learned in the online calculator should be multiplied by 2.

Calculation of individual stages of construction of a frame house

On our website you can find contacts of construction companies that offer a house design service. You can communicate directly with representatives by visiting the Low-Rise Country exhibition of houses.

In order for the calculator to calculate the costs of materials, it is necessary to enter certain parameters of the future house into its form. You need to roughly imagine what the box of the building will be, its roof, what type of foundation will be.

Racks and walls

The racks in a single structure form the frame of the building. They are constructed from timber, bars and planks. Beams and bars are produced in several basic sizes. The height of the posts is determined by the height of the building. The distance between the uprights (pitch) depends on the selected type of panels for sheathing and insulation.

For the construction of walls, you will need a whole set of tools, as well as self-tapping screws, hardware and other tools. All this is taken into account in online calculators that allow you to approximately calculate the material for a frame house.

Insulation

Insulation is an important element in the construction of a frame house. Therefore, many calculators have a separate column for taking into account the thickness or type of insulation material. As a heater, you can use the most economical foam or, for example, very expensive but effective ecowool. But usually private developers use an intermediate option in the form of glass wool or mineral wool. In a two-story frame house, interfloor ceilings are sometimes insulated with the help of bulk insulation.

In order for the insulation to last a long time, it is necessary to provide a waterproofing layer and good ventilation. The more complex the insulation and ventilation system of the house, the more comfortable and durable the dwelling will be, and the more consumables need to be taken into account.

Roof

The cost of the roof depends on its configuration. It can be gable, single-pitch, flat, hip, hip, multi-gable. Moreover, it can be simple or attic, with or without built-in windows. To build a roof, you need the following materials:

  • insulation;

    vapor barrier;

    waterproofing;

    polyurethane foam;

    roof covering.

You can calculate the materials for the roof together with the frame of the frame house. But if you need to build a custom roof, it is better to use a special online calculator, which provides for the introduction of many parameters.

Windows and doors

For an accurate calculation, you need to know which windows and doors will be installed. Windows can have a different number of cameras. Doors come in a variety of materials and fittings. It is better to calculate this item of expenditure individually. However, openings are an important component of the frame house box, and they must be taken into account when calculating the basic materials.

Foundation

Frame houses are lightweight, therefore, strip or pile foundations are used during their construction. The calculation of the foundation is based on the data of the already designed and calculated frame - the mass of the house, the load per 1 sq. base meter, etc.

For the correct design of the foundation, it is necessary to take into account the peculiarities of the soil on the site. In particular, the depth of the groundwater and the heaving of the soil are of great importance.

For foundations for a frame house, see the video

The foundation, as well as the frame and roof of a cottage, can be calculated using a calculator. To do this, you need to find an online program specifically designed specifically for calculating foundations. However, if such a program is used by a non-specialist, he may enter inaccurate data and receive erroneous calculation results. Therefore, it is better to additionally consult with a qualified builder about the foundation.

Video description

In the following video, an example of calculating a columnar-strip foundation:

Impact of the step of the racks on the value of the house

The smaller the distance between the racks, the greater the consumption of materials for building a house. In addition, with a small step, the structure turns out to be quite laborious in construction. On the other hand, too large a step makes the building unreliable, and the use of some insulation and insulation materials is impossible.

It is very important to correctly choose the step width of the racks. Experts recommend choosing step parameters in the range from 50 to 70 cm. In any case, the racks should not be located more than 1 meter from each other. With such a step, the house will be stable and durable, and when lining it, it will be possible to safely use convenient and inexpensive standard materials.

There are online calculators with which you can separately calculate the racks for a frame house. They need to indicate the material of the rack and the type of its section. For preliminary calculations, the use of such a program may turn out to be too complicated, but very informative.

Conclusion

To pre-calculate the cost of a frame house, you can use convenient online calculators. They make it possible to think well about the future construction of a cottage and prepare for communication with designers and builders. But in no case should you take the data obtained with the help of online counters as the ultimate truth. An accurate calculation of a frame house can only be done by specialists, since in order to create a complete estimate, it will be necessary to take into account a large number of variables for which no calculator is simply designed.

Many people dream of a good home of their own. The best option for such a structure is a frame house, the construction of which does not require significant funds and allows you to independently perform all the calculations necessary for the construction.

Features of the operation of a frame house

Such a structure has its own operating rules, which are determined by the technologies used in its construction.

Fire protection.

This is a real threat that must be considered when building a frame house. All wooden structures must be impregnated with special agents that will make the wood more resistant to fire. Wherever possible, it is advisable to use a material for a crooked house that is much less flammable than wood. These can be cement-bonded particle boards and plasterboard boards. For insulation, mineral wool should be used, which is a non-combustible object.

To eliminate the possibility of fire, the installation of chimneys and heating systems should be carried out in strict accordance with the rules. Particular attention should be paid to the installation of electrical networks and the installation of electrical appliances.

The ecological state and protection of the material for the frame house from rodents.

Wood is an environmentally friendly material. Some doubts can be caused by glued beams and OSB-boards, which in Russia are made mainly from aspen. However, their environmental safety is ensured by the use of harmless resins and other adhesives in the manufacturing process. It is also advisable to use environmentally friendly mineral wool for insulation instead of polystyrene.

The material for the frame house made of wood makes it comfortable for living, since wood "breathes" much better than any other building material.

Prevention of the fight against rodents for a frame house is no different from the fight against them in structures of a different type. You can make a reinforced concrete monolithic foundation, install metal nets on the underground air vents and in other places of possible penetration of rodents. OSB boards used as a material for frame houses are good protection against rodents. This is facilitated by the internal structure of the boards, which is a physical obstacle for rodents and the adhesives used in the process of their manufacture, lethal for them.

The service life of a frame house

Based on data from special literature, the structure will stand for at least 30-50 years. However, practice shows that frame houses that were built over a century ago have survived to this day. And this despite the fact that such means for protecting the material on the frame house, which are currently available, simply did not exist before. Therefore, it can be assumed that such structures have been preserved for a long time, because people constantly lived in them, who monitored their condition.

The duration of the operation of a frame house will depend on the quality of the material, wood, its reliable processing with antiseptics and substances that prevent its ignition (fire retardants), the correct installation of all systems in the structure and its insulation.

The maintainability of such a structure is much higher than that of any structure built from a material other than the material for a frame house.

Misguided, many believe that buildings built using frame technology are suitable only for summer cottages. Many people assume that the frame house is akin to the well-known "Finnish" houses, in which, in fact, one cannot live in other seasons, except in the summer at the dacha. In fact, residents of countries with harsh climates such as Canada, Sweden, Norway and Finland feel very well in modern frame houses.

Such constructions are not only convenient for living, but they have good thermal energy saving properties. To do this, it is necessary to select the appropriate properties and calculate the material for the frame house. In this way, the insulated building cools down much longer than an ordinary brick house.

Back to the table of contents

The foundation of a frame house

There is an option of a shallow strip foundation for a structure measuring 6 × 10 m (see Image 1) with the calculated amount of material required for making the foundation. The data are summarized in Table 1.

Table 1

Note. All suitable formwork boards must then be used for the frame posts.

A shallow foundation is now widely used, since it is practically not pushed out of the ground during the freezing of the soil in winter. In addition, this type retains heat better in the room than a pillar or foundation on piles. The depth is 40 cm, the elevation above the surface is 50 cm.

A separate type of such structures is a frame-panel house. It is a structure based on a solid frame, sheathed with panels. The thickness of the walls is usually at least 30 cm. Wind loads, the weight of the building and everything in it, the weight of snow in winter is taken by wooden supports made of timber or boards fastened together, which create the necessary strength and rigidity for the frame. The wall panel of such a structure also creates stability for it, since the wall, like a monolith in the form of a multi-layer sandwich, also resists deformation.

When a problem arises of how to calculate a frame house, then this usually means not a power calculation, but the calculation of the amount of material for a frame house. For this, there are standard calculation methods, the knowledge of which will help you to correctly navigate your financial capabilities.

Before starting construction with their own hands, each future owner must calculate the approximate cost of building a frame house. The calculation is necessary in order for you to determine exactly whether your finances are enough to complete the construction. If the resulting amount is slightly more than you can afford, the project of the house can be slightly adjusted - to reduce the size of the house, replace materials with cheaper analogs, etc. Each calculation in the construction of frame housing with your own hands is approximate, and the total amount spent on construction is usually more than the original planned interest by 5.

How much does it cost to build a foundation

The most popular type of foundation, which is poured under an inexpensive frame house, is strip. It is a cement mixture poured into a mold. The device of such a foundation can be done independently, thereby saving up to 50% of the cost of the foundation.

Foundation work is divided into 2 categories:

  • preparatory work
  • pouring the foundation

The first category includes soil research, calculations of the future frame weight of the house, marking, earthwork, sand cushion installation, installation of a reinforcing frame or a mesh frame, all formwork installation work, etc. must be calculated in advance. If you decide to carry out these works yourself, then you will have to pay only for sand or ASM for the pillow and its delivery. You can buy ready-made formwork, or assemble it yourself from boards and film (they also need to be purchased). The calculation is done using data on the perimeter of the foundation, its depth and height above the ground. In matters of foundation depth, proceed from the weight of the frame structure.

The second category includes filling the foundation with a cement mixture. Here you will have to pay for the cost of concrete, delivery by a mixer and, most likely, the work of several workers. Concrete hardens very quickly, so you will need help leveling it in the formwork.

On average, the cost of a foundation with your own hands will be from $ 2,000.

If you order a foundation from a turnkey company, then the price will be increased several times.

Erection of walls and partitions

So, if your foundation is already ready, you can start building the wall frame. To do this, you will need:

  • technical drying timber (price per m3 is 135-140 dollars, depending on the type of wood and% moisture)
  • insulation (Basalt, stone wool, mineral wool. Basalt fiber mats on a metal mesh). The price will be $ 20-30 per roll (min. Wool).
  • waterproofing (45-50 euros per roll) and vapor barrier (47-55 euros per roll)
  • OSB slabs (OSB-3 slab 9x1250x2500 mm (Format-Europe) - 550 rubles per sheet

In addition, you may need universal galvanized self-tapping screws, galvanized universal self-tapping screws, a hacksaw for wood, self-tapping screws, a drill for wood, nails.

All work can be carried out independently, which will also save at least a third of the amount requested by firms building on a turnkey basis.

If you decide to build a house from SIP panels, their cost will be:

1500х1250х174 - $ 100

2500х1250х224 - 117 dollars

2800х1250х174 - 120 USD

2800х1250х224 - 127 dollars

The price may fluctuate depending on the region, order size and delivery.

How much does it cost to build a frame house from a developer - we read.

Roofing: materials and prices

The roof is the most important element of the house, so you should not save on the roof. First, it requires you to decide which of the roofs will be erected. It can be single slope, gable, or more complex. Also, the cost of the roof is influenced by how the attic space will be used. A residential attic needs high-quality insulation.

A house with a pitched roof will cost you less.

In addition, the final cost of the roofing will depend on the price of the roofing material. Slate is one of the cheapest materials, but it does not have the same characteristics as modern materials such as a soft roof. A soft roof is more expensive, but much easier to install. In addition, it does not generate noise during home use.

Do not forget about the processing of wood with fire protection. You can order the processing of the frame base from fire organizations or carry it out yourself. The calculation of the amount of impregnation for self-processing depends on the number of layers.

Materials that you need to build a roof

The purchase of material is the main head of the cost of building a roof. What materials do you need to build a frame roof?

  1. For the construction of a rafter system, you will need a beam with a section of 15x5 centimeters.
  2. Mauerlat will also be made of timber - only the section should be 10x10 centimeters.
  3. The board or timber for the lathing is selected based on the parameters of the future roof. The calculation of the timber is based on the size of the perimeter of the house and the step between the rafters.
  4. Consumables - screws, nails and others, will be required for fastening the rafter system and other parts of the roof.

These materials will be required for the construction of the roof frame. However, the roof needs to be insulated and insulated, and for this you will also need:

  1. Insulation (mineral wool and foam).
  2. Waterproofing.
  3. Vapor barrier.
  4. Foam for processing joints.
  5. Glue.
